Rules

No Pets Allowed

Please respect the boundaries of the property. Do not cross the fence that goes around the perimeter.

Please do not feed the animals/leave trash or food outside.

Please do not approach any livestock or wildlife. This house is located on a working ranch in a rural area.

Please do the dishes before you leave. They can be left in the dishwasher if clean.

Please strip the linens off all beds that were used and leave them at the foot of the bed.

Please make sure all trash is taken out and placed in the dumpster, if dumpster is not present place it in the cans in the garage.

Make sure all doors are securely shut and locked before you leave.

Absolutely No Smoking of any substance (including E-cigarettes) inside the structures. Smoking outside is subject to the restrictions placed at the time by the county commissioners. All cigarette butts must be properly extinguished and disposed of regardless of if a burn ban is in effect.

No illegal activities of any kind.

Please make sure that all items in the house are returned to their proper spot before leaving. Items such as, but not limited to, toiletries, cleaning supplies, books and maps, and cookware are there to make sure your stay is the best it can be. Items that are missing or damaged will be charged a replacement fee.

Please keep vehicles to designated roads and parking areas.

Absolutely no hunting or discharging of firearms/bows/crossbows/etc.

No fires in the fireplace or woodstove or outside in grills or otherwise.

No Flushing of anything other than toilet paper.

Do not remove any items from the house.

Do not ride U/ATVs or motorcycles on the property.

 

Policies

Taxes:

Colorado State Sales Tax – 2.90%
Fremont County Sales Tax – 2.50%
Fremont County Lodging Tax – 2.00%

Cancellation Policy:

Full refund will be given if cancellation is more than 10 days before arrival. 50% refund will be given if cancellation is less than 10 days before arrival. Please note: Bookings done through 3rd party sites might have different cancellation policies.

Deposit Policy:

100% due upon booking.

RISKS AND RELEASE

 

Risks:  Guest(s) acknowledge that certain risks are inherent in rural mountain property including, but not limited to high altitudes; remote locations; mountainous, steep, or unstable terrain; dangerous weather, such as lighting, strong winds, snow, ice, and extreme hot or cold temperatures; deep or fast-moving bodies of water; wild and dangerous animals and insects; wildfires; and other natural or man-made hazards. Hazards may not be marked or visible, and weather is unpredictable. Guest(s) may become lost or have problems with route-finding.

Liability Release:  The Ranch on Texas Creek, LLC, its owners, managers, members, agents, and employees (“Owners”) are not responsible for any accidents, injuries or illnesses that occur to Guests, their minor children, or any other person(s) whom the Guest(s) invites (“Guest(s)”) to the Property, the House, or the associated Structures (“the Premises”). The Owners are not responsible for the loss of personal belongings or valuables of the Guest(s). By accepting this reservation, it is agreed that all Guest(s) are expressly assuming the risk of any harm arising from their use of the Premises.

Guest(s) agree to release the Owners from any and all claims, liabilities, suits, or expenses for any injury, damage, death, or other loss in any way connected with Guest(s)’ use of the Premises.  Guest(s) waives all claims he or she may have against the Owners and agrees that neither he/she nor any person acting on his/her behalf will make any claim against the Owners for any injury, damage, death, or other loss that Guest(s) may suffer.

Guest(s) further agrees to defend and indemnify the Owners with respect to any and all claims brought by or on behalf of Guest(s), Guest(s)’ spouse(s) or other family member, or any other person, for any injury, damage, death, or other loss related to or arising out of Guest(s)’ use of the Premises.

Notification: The guest(s) agrees to immediately notify the Owner(s) of any maintenance problems, so that the situation can be remedied as soon as possible.
